FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas.  The real estate division currently has approximately 5,500 units in the development process throughout Florida.

 

 

OVERVIEW

The Marketing Manager will serve as a strategic business partner to Regional and Property Management teams, working closely with Regional Managers to continuously assess the marketing and leasing needs of each property and develop strategies to support lead generation, occupancy, and leasing performance. This role will take a proactive, data-driven approach to analyzing lead activity, lead quality, conversion metrics, and market trends to identify opportunities and develop actionable, property-specific marketing recommendations.

The position requires a strong understanding of the lead-to-lease process, lead management, CRM platforms, and multifamily marketing, as well as the ability to use data to identify opportunities and recommend practical solutions. This individual must be highly collaborative, positive, service-oriented, and an effective communicator, with the ability to build strong relationships and gain stakeholder buy-in through partnership and influence.

 

 

DETAILED ROLE & RESPONSIBILITIES

  • Partner with Regional Managers to continuously assess property-specific goals, leasing challenges, market conditions, and marketing needs.
  • Proactively review and analyze lead counts, lead sources, lead quality, conversion metrics, leasing performance, and market trends to identify opportunities and areas requiring additional marketing support.
  • Maintain a strong understanding of the full lead-to-lease process, including lead generation, lead management, qualification, follow-up, and conversion.
  • Develop property-specific marketing strategies designed to increase lead volume, improve lead quality, generate more qualified prospects, and support occupancy and revenue goals.
  • Collaborate with Regional and Property Managers to present marketing recommendations, build consensus, obtain buy-in, and support implementation.
  • Understand the operational needs and realities of each community and ensure marketing recommendations are practical, measurable, and aligned with property-specific goals, target audiences, and competitive conditions.
  • Partner with the Marketing Director and other marketing resources to implement approved strategies requiring changes to property websites, online tools, digital platforms, advertising, or other marketing channels.
  • Utilize CRM and lead-management platforms, such as ILoveLeasing or similar systems, to monitor lead activity, evaluate marketing effectiveness, and identify opportunities for improvement.
  • Conduct routine reviews of property websites, Internet Listing Services (ILS), and third-party advertising platforms to help ensure property information and marketing content remain accurate and current.
  • Maintain awareness of SEO, SEM, digital advertising, and other marketing strategies and work with appropriate marketing resources and vendors to identify opportunities to enhance visibility and lead generation.
  • Continuously monitor the effectiveness of implemented marketing strategies and recommend adjustments based on performance and results.
  • Interface with marketing vendors, agencies, and industry partners to remain current on emerging trends, technologies, and marketing opportunities relevant to the portfolio.
  • Travel to FCI Residential properties as needed to support operations, marketing initiatives, and special projects.
  • Foster a positive, engaging, and collaborative working relationship with Operations and other internal partners.
  • Perform other duties and special projects as assigned. 

 

ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES)

  • Strong understanding of lead generation, lead management, CRM platforms, and the lead-to-lease process.
  • Ability to analyze lead and leasing data, identify trends and opportunities, and translate findings into actionable marketing recommendations.
  • Strong working knowledge of multifamily marketing channels and digital marketing concepts, including property websites, ILS platforms, SEO/SEM, social media, digital advertising, and analytics.
  • Excellent communication, relationship-building, and influencing skills, with the ability to effectively build consensus and gain stakeholder buy-in.
  • Strong customer-service mindset; ability to provide recommendations and guidance through collaboration and partnership. 
  • Strong organizational skills with the ability to manage multiple properties, projects, and priorities.
  • Highly organized and detail-oriented, with demonstrated ownership, accountability, and follow-through.

 

ESSENTIAL WORK EXPERIENCE

  • Minimum of 3–5 years of marketing experience, preferably within multifamily residential property management, real estate, or a related industry.
  • Experience working with lead generation, lead management, CRM platforms, and marketing performance data preferred.
  • Experience partnering with operational teams and key stakeholders to develop and support marketing strategies preferred.

 

 ESSENTIAL EDUCATION REQUIREMENTS

  • Bachelor’s degree in Marketing, Communications, Business Administration, or a related field preferred.
  • Equivalent combination of education and relevant professional experience may be considered.
